
I frequently get questioned from both buyers and their agents as to whether the house “passed” inspection–as if we give the house some sort of passing grade or failing grade.
When we look to the inspector to pass or fail the house we may miss the entire purpose of the Home Inspection.
Information–simple as that.
Every buyer will take that information and make it fit with their dreams or not. Will it “pencil out” or not–it always comes down to “money” doesn’t it? How does what the inspector finds affect the dream? Does it make the buyer wake up in such a fright that they run, pajamas soaked, from the house–or do they roll over for a few more winks–to let the dream roll on–with visions of paint colors and which kid gets which room?
Take little Tommy House’s Report card below–not a terrible GPA by any means–and most parents would gladly sign off on this report card–but few would miss that Pinky needs some serious help in some areas–and one would expect Tommy’s parents to “bug” him about it considerably until the next report card comes out.

Sometimes a bad grade in one subject can become like a rotten apple in the barrel–eventually affecting all the apples in the barrel. If Tommy doesn’t get his act together in Mr. Smith’s, Bugs 101 class–he will for sure be in trouble in his other classes soon enough.
So don’t expect the Home Inspector to pass or fail the house–that would likely be a sure way to kill the deal. Once you have the “information” then you can “chastise the kid” or “praise the kid” as necessary.
There will always be the “student” that flunks out because they never even go to class–perhaps in that sense an inspector might “fail” a house before the process even gets started.
This student may just require a different kind of teacher–Like Mr Dozer.
